Santa Fe Housing Market Shifts Into Balance as Inventory Climbs and Luxury Segment Surges to #1 in the Nation

After several years of rapid price growth and fierce buyer competition, the Santa Fe residential real estate market has settled into a more balanced rhythm in 2026, according to local MLS data and market reporting. Rising inventory, longer days on market, and steadier pricing are giving buyers room to negotiate for the first time in years — even as the city's luxury segment continues to outperform the rest of the country.

"For the past few years, buyers had to move fast and stretch their budgets just to compete. Now they have time to think, negotiate, and find the right home instead of just any home. That's a healthier market for everyone, including sellers who price correctly from day one."

Market at a Glance

  • Pricing: Median sale prices across the city and county are running in the high-$500,000s to mid-$600,000s depending on the measure, with most sources showing prices essentially flat to modestly down year-over-year after a period of steep gains in 2023–2024.

  • Inventory: Active listings have grown meaningfully — up roughly 14% year-over-year in some reports — pushing months of supply into the 3.5–4.5 month range, up from tighter conditions a year ago.

  • Days on Market: Homes are taking longer to sell, with a citywide median around 60 days, compared with roughly 55 days a year ago.

  • Negotiating Power: The share of homes selling above asking price has fallen sharply, and price reductions have become more common, signaling that buyers — not sellers — increasingly hold the leverage on pricing.

  • Condominiums near the city center are attracting buyers seeking a lower-maintenance, walkable lifestyle.

  • New construction on the city's outskirts is drawing buyers with modern, energy-efficient homes on larger lots — often at a lower price per square foot than historic districts.`

"Buyers need to look past the headline numbers and understand their specific segment," Craig added. "A well-priced condo near the Plaza and a five-acre luxury estate in the foothills are essentially two different markets moving at two different speeds. That's where local, neighborhood-level expertise matters most."

What It Means for Buyers and Sellers

For buyers, the shift means more inventory to choose from, more time to conduct due diligence and inspections, and greater room to negotiate on price and terms than in recent years.

For sellers, the market rewards preparation. Overpriced listings are sitting longer and requiring reductions, while well-prepared, competitively priced homes — particularly in the first two weeks on market — continue to attract strong buyer interest.

"The frenzy years rewarded almost any listing," Craig said. "This market rewards the right listing — priced correctly, presented well, and marketed strategically from day one."
