Prices — Median list price is around $749K, roughly flat to slightly down (about 1%) versus a year ago, and price per square foot ($384) is down about 5% year-over-year. Zillow's home value index (a broader measure across all homes, not just listings) puts the average home value at $591,316, up a modest 0.6% over the past year. Redfin's median sale price sits around $560K, up about 3% year-over-year as of its most recent data. The spread between these numbers reflects different methodologies (list vs. sale price, mean vs. median), but the overall picture is the same: prices have essentially plateaued after several years of sharp run-ups. Inventory & negotiating power — This is the biggest shift. Supply has grown to 3.4 months in one estimate and 4.5 months in another — both up from the tight seller's-market levels of recent years.
